The Mercantile Offers Retail, Housing and Entertainment on 10th Street

The transformation of downtown Omaha continues with the opening of Brickline at The Mercantile on 10th Street. The Mercantile is a mixed-use development on more than 20 acres on the northwest corner of the former Conagra campus, overlooking Heartland of America Park. The first phase is Brickline at The Mercantile.

Brickline creates three brand new city blocks including an activated, pedestrian-friendly experience with 379 apartments, ground-floor retail, and restaurants. The apartment building features many amenities including a resort-style pool and grills, an entertainment terrace, a club room, a co-working lounge, a fitness center, a media and game lounge, a golf simulator, a pet spa, and bike storage.  

“The Mercantile, right on the streetcar route, will be an excellent neighbor to the riverfront parks and provides an opportunity to expand riverfront development further south,” said Mayor Jean Stothert at a ribbon-cutting event on June 9. “Today, we celebrate growth and progress and another important step to create a new future for our city. Thank you and congratulations to Hines and your development partners. This transformation on 10th Street is remarkable. We are confident this will be a catalyst for additional, great, downtown projects.”

The Mercantile is developed by Hines, a global real estate investment, development, and property manager operating in 30 countries.

“The opening of the first phase of The Mercantile is an exciting milestone for Hines and a celebration of years of successful collaboration with the City of Omaha, said Brad Soderwall, Managing Director at Hines. “Brickline’s residents have embraced our market-leading amenities and the live, work, and play lifestyle that has been created in downtown Omaha.”

A first-of-its-kind city-owned parking garage is wrapped inside the building. With 660 spaces, Park Omaha will offer monthly public parking for $130 a month for a reserved spot and $90 a month for a non-reserved spot. Daily parking will be just $1 per hour with a $10 max per day. Parking during the annual College World Series will be available for only $5 a day.

“This is the first of this type of parking garage in the Park Omaha system,” said Ken Smith, the city’s parking and mobility director. “The Mercantile garage is wrapped inside of the development itself and is part of the total mobility system we are creating.”

Future phases of The Mercantile will include additional apartment buildings, a boutique hotel, office buildings, and retail and structured parking with public access.

“We have a vision to make downtown Omaha the economic engine of the region, to offer a great quality of life, unique civic and cultural resources, and open public spaces. Hines is contributing to our undeniable momentum,” said Mayor Stothert.

Flagship Group, a national restaurant owner and operator based in Omaha, will open three new venues at Brickline; Memoir, an American grill concept opening July 2023, Ghost Donkey, a tequila bar opening in the summer of 2024 and Cham Pang Lanes, a duckpin bowling entertainment venue opening summer 2024. 

Tupelo Honey Cafe, a gourmet southern cuisine restaurant will open this fall. Tupelo Honey is a national restaurant operator with more than 20 locations around the country.
